Legacy Offer has issued Tacoma home-selling guidance for owners weighing a traditional listing against a direct cash sale. The Oct. 23 announcement matters because it points sellers toward a comparison of expected proceeds and contract terms, while using a countywide listing-time figure only as context.

The Tacoma-based home buyer cited September Realtor.com data available through the Federal Reserve Bank of St. Louis showing a 55-day median days-on-market measure for Pierce County listings. That figure is a county-level statistic, not a Tacoma-only reading, and Legacy Offer said it should not be treated as a prediction of how long an individual property will take to sell or close.

What does the 55-day Pierce County measure mean?

Realtor.com’s measure tracks time from a listing date to a closing, pending or off-market date, depending on the data available, according to the announcement. FRED lists a monthly, non-seasonally adjusted series called “Market Hotness: Median Days on Market in Pierce County, WA” and identifies Realtor.com among the data sources for its Pierce County housing series.

Median means the midpoint of the listings included in the measure; it does not establish the likely sale date for a particular home. Legacy Offer noted that condition, asking price and competition can produce different results for individual properties.

What does Legacy Offer advise sellers to compare?

The company recommends that owners look beyond an initial offer price when assessing a conventional listing. Its suggested calculation includes repair and preparation work, negotiated agent compensation, possible buyer concessions, closing costs and expenses that continue while the owner holds the property.

  • For a traditional listing, sellers can compare projected proceeds after those costs and the time involved in preparing and selling the home.
  • For a direct sale, Legacy Offer advises reviewing the written purchase price, contract conditions, closing costs and the buyer’s capacity to complete the transaction.

Legacy Offer describes its Tacoma cash home-buying service as an as-is purchase option. The company says its process begins with property information and a discussion of the owner’s circumstances, followed by an offer and closing schedule if both sides agree.

It also says direct sellers do not pay agent commissions and that it offers cash purchases and flexible closing timelines. Those are service terms presented by Legacy Offer, rather than measures of local market conditions.

The 55-day figure provides one reference point for Pierce County sellers entering the fourth quarter. It does not serve as an appraisal, a projected selling period or a guaranteed closing timetable for a Tacoma home.
