Its announcement cites market data indicating that 57% of Augusta homes sold below asking price in July and that the median sale price was $196,292, but neither July figure appears on the Zillow material available for review.
The distinction matters for sellers using the figures to assess local conditions. Zillow's Augusta page supports the timing portion of the company's analysis, saying homes went pending in about 39 days as of Aug. 31, 2026.
What does the Augusta housing market analysis say?
The company presented the July figures as a broad citywide snapshot rather than a valuation for any one property. It said a home's location, condition and comparable sales can affect its completed sale price, along with the repairs needed before a listing.
Zillow reported an average Augusta home value of $188,114, up 2.4% over the prior year. That is not evidence for or against the company's cited $196,292 median sale price: Zillow's figure is an average home value based on its Zestimate-based index, while the figure in the announcement is a claimed median of sales.
The roughly 39-day measure refers to the time until a property reaches pending status, or contract. It does not represent the full time to close, since closing work generally follows an accepted contract.

The analysis points sellers toward practical costs that can vary by property: repairs, mortgage payments, insurance, utilities and maintenance while a home remains unsold. Owners also may compare estimated net proceeds and closing terms across sale options, rather than relying on a citywide statistic alone.
SOS Home Offers operates as a direct cash buyer in Augusta and surrounding Central Savannah River Area communities. The company says it buys homes as-is and can close in seven to 14 days or on a seller's preferred schedule; those are company representations, not part of Zillow's market data.
Vance Courtney, the company's co-owner and chief executive, said longer marketing periods increase holding costs for the business. He said the firm considers whether a home can be renovated for resale or retained as a rental when evaluating purchases.
For homeowners considering an Augusta cash home-buying service, a direct offer and a traditional listing can involve different preparation, timing and proceeds. The company's analysis does not establish which route will produce a better result for a particular seller.
